Understand your ownership
Introducing vacation credits
Vacation credits (or credits) are the currency of the club. When you became a part of the club, you purchased a credit allocation, and these credits renew every year on your Anniversary Date (the first day of the month when you became an owner).
Credits are valid for two years. The credits only need to be part of an accepted reservation by their expiry date – the holiday does not need to have been taken. This means owners can book holidays at club properties right up to the day before expiry, for a date up to 13 months in advance.
Using credits, you have the flexibility to holiday at any club resort across 10 countries: Australia, New Zealand, Fiji, Indonesia, Thailand, Japan, Hawaii (US), Germany, Italy and France. The number of credits required for a holiday depends on the resort, room type and season.

Booking is as simple as following these four easy steps: research your destination, choose the season and length of time, choose your room size and BOOK!

Every Club Wyndham South Pacific resort has a unique credit chart with seasonal dates and corresponding credit values for each night. Peak seasons and resorts tend to have higher credit values and off-peak seasons and resorts tend to have lower values.
To take a longer holiday, Premier Owners of Club Wyndham South Pacific can save their credits from the previous year and borrow credits from the upcoming year (provided levies have been paid for the upcoming year).

Some destinations that have higher demand due to their location will require more credits and you have a better chance of securing the dates you wish, the further out you book.
Larger or more prestigious apartments will generally require a higher number of credits while smaller or standard apartments will require fewer.
Peak periods of the year – for example, school holidays or Christmas – will generally require a higher number of credits, while non-peak periods will require fewer credits. The same is generally true for peak nights of the week – for example, Saturday – versus non-peak days of the week.
Each room type has its own credit chart and each resort has a ‘seasonality’ – a chart indicating what season it is:
- Blue (low season)
- White (mid-season)
- Red (peak season) – further classified into Red 1 to 9
Red season bookings cost more than White season bookings, which cost more than Blue season bookings. For example, a 2-bedroom Sky Suite (room) at Club Wyndham Surfers Paradise (location) on a Monday (day of week) in RED 1 (seasonality) costs 4,000 credits. The same room at Surfers Paradise on the same weekday during BLUE costs just 1,100 credits.
All owners can make a reservation beginning 13 months from the current date (only the first date needs to fall in that 13 months). If booking during Red 1 or Red 2 seasons, the reservation must be at least seven days if booked more than nine months out.
Some tips to better use your credits:
- Give a less popular resort or a less popular time a go – escape the crowds and save credits!
- If you really want to book a holiday in Red 1 or Red 2 (the peak times), then it’s important to book your holidays well in advance
- If you want to book during the school holidays, give the July holidays a go – they are a lot more affordable than Christmas and Easter
- Many resorts have good availability between May and August
- If the property you want is not available on the dates you require, go onto a waiting list and you will be notified if those dates become available

Types of vacation credits
Your owner account will show four types of vacation credits which all hold the same exchange value for club bookings but may provide access to additional benefits provided by the club Developer, Wyndham Destinations Asia Pacific.
WMTS (Lifestyle Qualified Credits) | Available for use at Club Wyndham South Pacific resorts, Associate Resorts, Affiliate Resorts (WorldMark and Club Wyndham Plus), cruises, motorhome hire and RCI. Booking Window
Red Season and 13 Month Booking Window Rule
1. When booking during Red Season (Red, Red 1 and Red 2), the below restrictions apply:

- Bookings made more than 9 months in advance have a minimum 7 nights stay. The seven nights can be split across two or more resorts, assuming the seven nights are consecutive (Note: bookings cannot extend past 13 months prior to stay as the standard booking window still applies.
- Bookings made within 9 months of stay have no minimum night stay required.

2. Vacation Credit reservations may be made up to 13 months prior to the requested arrival date, and may extend beyond 13 months if the stay is continuous and uninterrupted with the exclusion of any consecutive reservations where segments are booked at 2 or more Resorts during Red Season (“Grouped Reservation”). When Owners make a Group Reservation, the first night of stay at each resort in a Grouped Reservation must fall within 13 months from the date that Grouped Reservation is made.
3. Any changes to bookings where the new arrival date is outside the original 13 month booking window will result in cancellation and require a new reservation.
7 Night Minimum
A seven-night minimum stay applies if you book in Red Season/ Red Season 1/ Red Season 2 more than 9 months prior to arrival date
– This can be split between resorts as long as there is 7 consecutive nights
– You can book less than 7 nights if it is within 9 months of the arrival date;
– Housekeeping applies to each separate reservation
– If there is not 7 consecutive nights available you can book the only space available, but must book all the nights available at the time of booking.
– Reservations made outside of 9 months for the minimum 7 nights that wish to be shortened are required to cancel the original booking and wait 48 hours to rebook less than 7 nights.
– If you have a continuous stay booking in Red season and want to cancel a portion of the stay, you are required to rebook at another resort to replace the nights cancelled or cancel the entire reservation and are then subject to the 48 hour rule.
Weekend Rule
An Owner may have one Weekend Only Reservation at a time for each block of 6,000 credits owned, e.g., 6,000-11,000 Vacation Credits = one Weekend Only Reservation; 12,000–17,000 Vacation Credits = two Weekend Only Reservations.
There is a two night minimum stay when either a Friday or a Saturday are included in the reservation, subject to two nights being available. However, if only one night is available over the weekend that night alone can be booked.
Bookings must contain a 2 night minimum when either a Friday or Saturday is included.
48 Hour Rule
There is a 48 hours waiting period between a cancellation and a new reservation if you:
– cancel a one week reservation in the red season and requests the same reservation for less than one week within 9 months or less
– cancel a credit reservation and request the same reservation as Bonus Time/Fun Time and originally booked outside the Bonus Time/Fun Time window
– cancel a Bonus Time reservation and requests the same as a Guest Bonus Time booking within 5 days
– book on One Time Credits and then wish to change the booking to use credits awarded after the booking date
– are requesting a change to an existing reservation and the new arrival date is not within 13 months from the date the original reservation was made or, in the event of a Grouped Reservation, the first night of each segment is not within 13 months from the date the Reservation was made.

Housekeeping rates
Housekeeping tokens
After you have finished your stay, our housekeeping team will clean and freshen your apartment for the next owners visiting.
A housekeeping token is required for every club stay in order to cover the cost of this housekeeping. All owners receive housekeeping tokens annually – one housekeeping token for the first 19,999 credits or less they own, then one housekeeping token for every additional 10,000 credits they own.

Housekeeping tokens are renewed on your Anniversary Date every year and, just like credits, they have a validity of two years. Similarly, the housekeeping tokens only need to be part of an accepted reservation by that expiry date – the holiday does not need to have been taken. You may also borrow tokens from the next year’s allocation, provided you have paid your annual levies for that year.
If you have a split reservation where you change resort or apartment, another housekeeping token is required for the move. Housekeeping tokens are also required when making bookings at Associate Resorts or through exchange provider, RCI.
Members of Lifestyle Gold and higher tiers of Lifestyle Benefits membership may be eligible for complimentary housekeeping if their holiday meets a minimum number of nights and they have already utilised their annual allocation of housekeeping tokens.
If you do not have a current token in your account and want to use your credits, a housekeeping fee will apply.

Payment of annual levies
What are annual levies?
One of the joys of being a Club Wyndham South Pacific owner is knowing you’ll enjoy recently refurbished accommodation and intelligent service every time you holiday! It is just one of the differences about a club stay compared to renting a hotel room.
Levies play a critical role in covering refurbishments, maintenance, operations and repairs at Club Wyndham South Pacific properties. If you think of your vacation ownership as your “holiday home”, annual levies are your contribution toward the expenses of that home: rates, infrastructure charges, insurance, taxes, utilities and other ongoing servicing.
What do levies cover?
Levies are the main source of revenue for meeting the annual expenses of the non-profit Club Wyndham South Pacific. These expenses include:
- Housekeeping, landscaping and maintenance
- Staffing of resorts
- Rates, insurance and other property taxes
- Utilities
- Body corporate fees
- General administration fees
- Resort management costs
- A reserve fund for refurbishments
- Club management including the provision of all legal, financial, human resource, IT and reservation services
The amount of levies each owner pays depends on the vacation credits they own. Owners with more credits logically spend more time at club resorts, so their levies will be higher.
Non-payment of levies
The purpose of annual levies [link to the “payment of annual levies” page] is to maintain club assets and the club itself.
If you do not pay your annual levies, then you will be unable to use your vacation ownership – for example, you will not be able to make new reservations and your existing stays may be cancelled. If you think of your vacation ownership as a holiday home, you may face having your services cut off to your home and further action taken if you did not pay your rates and utilities charges.
Levies are payable as long as you retain vacation credits in the club, regardless of whether you use – or are able to use – your vacation credits. If a significant number of owners or the Developer failed to pay their annual levies, this could affect the cashflow of the club and Wyndham’s ability to operate the club and its resorts, which would impact all owners.

How are levies calculated
Annual levies are your share of the annual costs budgeted by the club, based on the number of vacation credits you own. The club determines your annual levy once it has determined the overall operating budget of the club for the forthcoming year.
In your first year, you will be required to pay a pro-rata proportion of annual levies which corresponds to the amount of the calendar year in which you will hold vacation credits – for example, if you bought your ownership in July, you will pay six months’ worth of annual levies.
For the calendar year from 1 January 2023, owners pay $753.01 for the first 6,000 to 7,500 vacation credits they own and, for every increment of 2,500 vacation credits, an additional amount equal to $753.01 x 23.07% (0.2307).

The amount you pay in levies cannot be negotiated. Annual levies can be paid on an annual, monthly, or fortnightly basis.
Annual levies may be increased annually, however, the increased amount is limited to 5% or the increase to the Consumer Price Index for Australia – whichever is higher. The increase was 4.97% in 2023.
Your Annual Levy statement will be made available on your online owner account on or by 1 December each year, for the following year. Email notice will be provided to owners when these statements are available.

- Enhance your Club Wyndham South Pacific stays
- Provide you with options to help you travel further
- Save you money on everyday expenses
Lifestyle Benefits
Lifestyle Benefits is a tiered benefits program of five levels: Bronze, Silver, Gold, Platinum and 100 Club. Each successive level provides more benefits to help you take your holidays to the next level, including special onsite touches and ways to exchange your points to unlock new properties and new travel experiences.
Club Wyndham South Pacific owners can become Lifestyle Benefits members if you have purchased your credits direct from the Developer, Wyndham Destinations Asia Pacific, and pay an annual membership fee, determined by your tier level in the program. If you are a Lifestyle Benefits member, these credits purchased from the Developer are called “Lifestyle Qualified Credits”.
Some of the key benefits of the program include:
- Membership and lower exchange fees with RCI, the world’s leading provider of vacation exchange, with a portfolio of 4,200 exchange resorts
- Access to discounted stays at more than 600,000 hotels around the world through RCI membership

Lifestyle Offers showcases exclusive offers and deals on goods, services and experiences from more than 4,500 leading brands consumers know and trust. Offers cover products and experiences you can use while on holiday, including discounts on restaurants and cafes, airport transfers, car hire, insurance and motorhome rental – or you can save on everyday expenses like fuel, phone plans, trades and groceries.
Any Club Wyndham South Pacific owner can become a member of Lifestyle Offers by visiting the website, lifestylebywyndham.com.
Both Lifestyle Benefits and Lifestyle Offers are provided by Wyndham Destinations Asia Pacific Pty Ltd, the Developer of Club Wyndham South Pacific, and the benefits provided can be added, removed, changed or updated at any time.
What fees do I pay?
The fees and costs associated with ownership, include the following:
Purchase price
This is the one-off cost you pay for your vacation ownership in Club Wyndham South Pacific, determined by the price of vacation credits in the Product Disclosure Statement at the time of purchase.
Annual Levies
Annual levies are your share of the annual operating budget of the club, based on the number of vacation credits you own. See: Finance and Levies on the Owners FAQs to find out more about how annual levies are calculated.
Financing
If you have entered into a financing arrangement with Finance by Wyndham Pty Ltd to pay for your vacation ownership you will have regular finance payments to make. The exact amount you pay will depend on your individual circumstances. You may also choose to obtain your own financing which is subject to its own fees and costs.
Lifestyle by Wyndham membership fee
This is the flat annual fee to be a member of the Lifestyle by Wyndham tiered benefits program, which entitles you to an array of additional benefits and ways to use your ownership. Find out more here. This can be paid annually, monthly, or fortnightly. You will be told this amount when you join the club and each year the annual fee will be stated in your annual levies statement.
The Lifestyle by Wyndham program is separate and distinct from the club and comprises of benefits made available only by the Developer. The Developer can add, remove, change or update benefits at any time. Lifestyle membership can be cancelled at any time.
Transfer fees
This fee is payable to the club upon requesting a transfer of ownership, change of name or transfer of credits. See the latest PDS here for more details.

How RCI Exchanges work
Unlock new destinations with RCI, the world’s leading provider in vacation exchange. With an RCI membership, you can exchange your credits for a week-long stay at more than 4,100 timeshare resorts around the world.
Whether you want a sleepy sojourn beneath the gum trees in regional Australia, a family vacation full of theme park fun in Miami, Florida, or a summer catching the Mediterranean sun on the European coast, RCI has a resort option for you.
RESERVATIONS
There are two ways you can book:
Confirm first
You confirm the reservation before moving your credits from your club account to RCI. Vacation credits are then only deducted after the reservation is confirmed.
Spacebanking
You are transferring credits into your RCI account without a booking. You have two years to book and travel with Spacebanked credits. Spacebanked credits can not be transferred back into your Club Wyndham South Pacific account.
Please note that transfers may take up to 72 hours. All stays through RCI require a housekeeping token as the stay is at a timeshare apartment. RCI has a different cancellation policy to Club Wyndham South Pacific – and some resorts have their own cancellation policies – so we would recommend reading the policy, which will be on your confirmation letter when you make a reservation.
MEMBERSHIP RATES
Members of Lifestyle Bronze and higher tiers receive membership to RCI as part of their membership, while all other owners can purchase an annual or multi-year membership directly from RCI. Fees apply for exchanges, although eligible Lifestyle by Wyndham members are offered reductions depending on their tier level.

Instant exchanges are RCI’s “last minute” discounted opportunities. A member can stay at a selected resort and apartment for just 3,000 vacation credits.

These are offered exclusively to Lifestyle members at more than 600 selected resorts in the RCI portfolio. These can be booked up to 10 months in advance.

ONGOING SEARCHES
RCI is an exchange platform. The inventory that appears in the RCI exchange system has been deposited by other timeshare owners or clubs on behalf of their owners. Timeshare owners of more than 4,200 resorts can deposit their inventory into RCI but it does not mean availability exists for all of these at a single point in time.
Members can place an Ongoing Search if the dates or resort they want are not currently in the exchange. An Ongoing Search requests the system search inventory as it is deposited until a match is found – if or when this happens, RCI will make contact with the member to confirm they would still like to book. Incoming inventory is prioritised to Ongoing Searches first and, if there are none, the inventory is then placed on the exchange.
HOLIDAY RENTALS
Saving your credits and trying to use as few as possible? Holiday rentals are additional options available at discounted cash rates or converted into a vacation credit rate, often at destinations where there is no exchange accommodation.
HOTEL EXCHANGE
This benefit offers combined cash-credit deals at affiliated properties that offer a discount of up to 60 per cent for stays of up to five nights, at a cost of 500 credits per night. There are more than 600,000 options available that all RCI members can book.
Exchange Plus
Exclusive to Club Wyndham South Pacific owners who also own timeshare in another club, Exchange Plus gives you the option to exchange your qualified timeshare week, or weeks, for more flexible Exchange Plus credits to use toward Club Wyndham bookings.
Combine your Exchange Plus credits with your vacation credits for even more holiday options, including shorter or longer stays, larger or smaller rooms, plus a wide range of destinations across Australia, New Zealand, Fiji, Indonesia, Thailand and Hawaii in the United States.

RCI ELITE BENEFITS
RCI Elite Benefits provides four key membership enhancements, which are offered offered exclusively by RCI to Lifestyle Silver members and above, including discounts on exchanges, complimentary Guest Certificates, Credits extensions and RCI Cancellation Protection.
Please Note: These benefits are not available when exchanging online and may only be redeemed by contacting RCI by phone.
Discount Exchanges
Lifestyle Silver members and above receive ongoing discounts each time they make an exchange with their Vacation Credits from their Club Wyndham South Pacific Ownership account to their RCI account.
Members must request the discount at time of making the exchange with an RCI Consultant.

Guest Certificates:
Lifestyle Silver members and above can share the fun of RCI holidays with friends and family by giving a free Guest Certificate to their loved ones.
Members receive one complimentary Guest Certificate once per calendar year, which is valued at AU$30. Guest Certificate is now at $40AUD/NZD
Deposit First Extension:
Credits extension provides a 1-year extension for Lifestyle Silver members and above when Depositing Vacation Credits. This benefit is to be used within 12 months of qualifying for RCI Elite Benefits. -The extension is for 1 year now.
RCI Cancellation Protection:
Lifestyle by Wyndham Silver, Gold, Platinum and 100 club members tiers: One time per annum Exchange cancellation fee waiver if booking is cancelled 45 days or more prior to check-in.

These locations are just some of the thousands accessible through Wyndham Rewards, the hotel loyalty program for Wyndham Hotels & Resorts.

In the South Pacific, the accessible properties are mainly part of the Wyndham Hotels & Resorts portfolio, and they tend to be hotel properties.
Members of Lifestyle Silver and higher Lifestyle by Wyndham tiers can exchange their Lifestyle Qualified Credits for Wyndham Rewards points and redeem these at more than 50,000 hotels and resorts, vacation ownership and rental properties worldwide. Lifestyle Bronze and members of higher tiers receive a Wyndham Rewards membership, and this membership is required to make bookings through Wyndham Rewards. Full stays can be paid in Wyndham Rewards points or the points can be used for discounted stays.
Two of the ways Wyndham Rewards members can use points are to stay for free or combine points with cash:
o go free – stay a night free at a property for 7,500; 15,000; or 30,000 Wyndham Rewards points per bedroom (value depends on the property)
o go fast – have a discounted stay at a property for 1,500; 3,000; or 6,000 Wyndham Rewards points per bedroom per night, plus some cash (value and cash amount depends on the property)
Wyndham Rewards points have a four-year life provided that Wyndham Rewards members keep their account active at least every 18 months. Making a booking or cancelling a booking does constitute activity.
Lifestyle members using this benefit should be aware of the terms and conditions of the Wyndham Rewards program.

Our Vacation Centre (OVC)
Our Vacation Centre
Through a partnership with Wyndham Destinations Asia Pacific, Our Vacation Centre provides options for Lifestyle by Wyndham Benefits members. Our Vacation Centre is a leading provider of travel products and has extensive experience in cruises.
OVC Cruise Membership Exchange
Members of Lifestyle Bronze and higher Lifestyle by Wyndham tiers can exchange their Lifestyle Qualified Credits for cruise packages to sail the seven seas. Members also have access to competitive cash rates with Our Vacation Centre, the experts in cruising. Exchanges are subject to terms and conditions and taxes, port charges, surcharges and other fees may apply to the packages through Our Vacation Centre.
Travel Exchange
Members of Lifestyle Gold and higher Lifestyle by Wyndham tiers can exchange accrued and current (not borrowed) Lifestyle Qualified Credits to access a range of curated travel packages available through Our Vacation Centre. Eligible Lifestyle members can contact Our Vacation Centre if they have queries on the packages or would like to see if they can amend the product to provide greater convenience to them. Exchanges are subject to terms and conditions.
Affiliates and Associates Resorts
North American Affiliates
WorldMark, The Club resorts
Eligible Club Wyndham South Pacific owners can visit some of North America’s best destinations – including Orlando, Banff, Vancouver, Las Vegas and San Francisco – through WorldMark, The Club.
Access to WorldMark, The Club resorts in North America is made available to eligible Club Wyndham South Pacific owners through The Exchange Network (TEN) agreement between Wyndham Destinations Asia Pacific and its parent company, Wyndham Destinations.
The benefit enables eligible Club Wyndham South Pacific owners to exchange their right to use apartments in Club Wyndham South Pacific to use apartments in WorldMark, The Club. The following owners have this benefit:
- Premier Owners who were Premier Owners as of 30 April 2010 and use the Premier Vacation Credits owned by them at that date and Lifestyle Qualified Credits purchased after that
- Owners who joined the club after 30 April 2010 who are Lifestyle by Wyndham members can use their Lifestyle Qualified Credits
TEN expires on 2 November 2026, unless extended beyond this date.
Eligible owners can make reservations in WorldMark the Club resorts up to 11 months in advance, while WorldMark, The Club owners can book up to 13 months in advance, meaning there is no guarantee of availability at your preferred location and time.
As part of this agreement, WorldMark, The Club owners also have access to some Club Wyndham South Pacific resorts from up to 11 months in advance, while Club Wyndham South Pacific owners can access their own properties up to 13 months ahead. These two windows are to ensure each respective club’s owners receive the first opportunity to book their own resorts.
Club Wyndham Plus
Members of Lifestyle Bronze and higher Lifestyle by Wyndham tiers can access a range of Club Wyndham Plus resorts:
- Grand Desert – Las Vegas, Nevada
- Royal Garden – Waikiki, Hawaii
- Towers on the Grove – Myrtle Beach, South Carolina
- Sky Line – Atlantic City, New Jersey
- Kingsgate – Williamsburg, Virginia
- Bonnet Creek – Orlando, Florida
Lifestyle Bronze, Silver and Gold members can book up to eight months in advance, while Lifestyle Platinum and 100 Club members can book up to nine months in advance. Club Wyndham Plus owners can book up to 13 months in advance, meaning there is no guarantee of availability at your preferred location and time.
This benefit is provided by Club Wyndham Plus and may be varied or terminated at a future date
Associate Resorts
Associate Resorts provide Club Wyndham South Pacific owners with additional travel options in locations where, typically, the club does not have destinations.

Booking windows for Associate Resorts are determined by Lifestyle Benefits tier:
- Club Wyndham South Pacific premier owners: up to 3 months
- Lifestyle Bronze: up to 11 months
- Lifestyle Silver: up to 12 months
- Lifestyle Gold: up to 12 months
- Lifestyle Platinum: up to 13 months
- 100 Club: up to 13 months
Associate Resorts are made available to you by the Developer, Wyndham Destinations Asia Pacific. The Developer has entered into agreements which enable Premier Owners to stay in specific apartments within each resort using their vacation credits, for a contracted period only. Like all Developer benefits, Associate Resorts are subject to change.
Developer
Developer Benefits
All Premier Club Wyndham South Pacific owners have benefits extended to them by the club’s Developer, Wyndham Destinations Asia Pacific, which can be withdrawn or changed at any time.
Some of these benefits are offered to all Premier Owners – for example, Associate Resorts – and others are available only through the Lifestyle by Wyndham Benefits program. Developer benefits include:
- Associate Resorts
- Wyndham Rewards exchange
- Complimentary RCI membership
- Motorhome hire
- Cruises
- Travel Exchange
- Welcome gifts
Owners can also access other Developer benefits including Fun Time and One Time Credits, which are single use credits that you can exchange for accommodation at club properties, subject to terms and conditions. All Developer benefits are separate and distinct from club ownership and can be added, removed or changed at any point in time.
How Developer exchanges work
The Developer purchases products or services at its own cost and provides them to owners in exchange for credits in Club Wyndham South Pacific. The Developer recovers the costs it incurs from the use or sale of bookings made with these credits. As the Developer promotes and sells vacation credits, it is continually looking at ways in which it can assist owners to use their credits and enjoy the benefits of ownership.
When providing Developer benefits, the Developer’s objective is to provide these benefits to owners while achieving a financial balance. The Developer does not look to profit from exchanging credits, however does aim to cover costs and not make a loss. This is why Developer benefits change from time to time and why we always state that Developer benefits (unlike your Club benefits) can change or be removed, as market conditions such as demand for the benefits or the cost of providing these benefits continually change.
The Developer monetises the credits it receives from owners by making bookings in Club properties and providing them to its guests, just as all club owners are entitled to do, subject to club guidelines. The Developer may sell the bookings through online platforms or other avenues, or sell the credits themselves via Developer benefits like One Time credits and Fun Time. Many current owners would have first trialed club accommodation through a discounted stay made possible through these exchange mechanisms.
Club rooms
You may sometimes see club apartments available online because they are Developer bookings, or because the club has apartments at mixed-use properties which include Developer or third party owned rooms available to the general public (for example, Ramada Resort by Wyndham Rotorua Marama or Club Wyndham Surfers Paradise).
The club may also make surplus inventory available online, with all proceeds received applied toward the club’s operating costs.
It is important to note that the Developer must comply with the same booking rules as any Club Wyndham South Pacific owner when it makes bookings (for example, the 13-month window).
These bookings do not place additional pressure on availability. The Developer is making bookings with credits which would otherwise be used by owners. The total amount of credits on issue and club inventory does not change.
