Club Levies Notice – 26 November

The Club has commenced issuing 2022 annual levy statements. You will receive this via email or through regular postal services (if you have opted out of electronic notifications) in the coming days.

Annual levies are designed to ensure the upkeep and maintenance of your Club properties and the ongoing operation of Club Wyndham South Pacific. The Club is operated on a not-for-profit basis and is financially independent from the Responsible Entity.

Each year, levies are determined by the estimated annual operating budget of the Club.

The Responsible Entity has approved a levy increase of 2 per cent for Australian owners in 2022. Due to currency fluctuations, this will be 2.9 per cent for New Zealand owners – however, in the past two years, New Zealand owners have received lower levies due to these fluctuations.

An increase in levies is necessary, as there is an expectation the Club will experience significant cost pressures in 2022 while the world economy recovers after COVID-19 and pandemic-related restrictions. We are already seeing impacts in the form of supply chain and labour shortages. Fixed costs such as land tax, utilities, body corporate charges and particularly insurance are all expected to rise at a greater rate than this annual levy increase. We have very limited control over these types of costs.

Housekeeping charges will rise 1.5 per cent across all room types. The hospitality sector is currently experiencing a worker shortage after 18 months of rolling travel restrictions, which has meant higher labour costs, including for housekeeping. Where possible, we have offset this rise in costs with operational efficiencies.

While restrictions to control COVID-19 have begun lifting and travel has resumed, we are expecting the economic costs of the pandemic to begin emerging in 2022. We have kept tight control of costs during the pandemic; please rest assured our operational and finance teams will continue to scrutinise all forms of expenditure to minimise the club’s costs – and your levies – wherever possible.
